CMMS

Computerized Maintenance Management System

CMMS stands for Computerized Maintenance Management System. It is the global standard term for software that centralizes maintenance information and facilitates maintenance operation processes.

In Spain and Spanish-speaking countries, it's synonymous with GMAO. However, the term CMMS is more frequently used in multinational industrial environments, international tenders, or very specific technical sectors.

Why is it vital for the modern company?

Implementing a CMMS marks the difference between "reactive maintenance" (putting out fires when they occur) and "intelligent maintenance". Its direct benefits impact the bottom line:

  • Extended Asset Lifespan: By ensuring preventive maintenance is performed on time, assets last more years, delaying costly renovation investments (CAPEX).
  • Reduced Downtime: With technical information and spare parts organized, repairs are faster.

The difference between CMMS and EAM

Confusion often arises between CMMS and EAM (Enterprise Asset Management).

  • CMMS: Focuses specifically on maintenance and operation during the asset's useful life. It's more agile and execution-focused.
  • EAM: Has a broader scope, covering the entire asset lifecycle, from design and acquisition to decommissioning, including deep financial and accounting aspects.
